Booking

Why book direct?
You skip Airbnb's ~14% guest service fee — savings of around $175 on a typical 5-night stay. You also get instant confirmation, a live calendar synced across Airbnb / Booking.com / Vrbo (so no double bookings), and a direct line to Trent & Liss.
What's the maximum number of guests?
Six. Three bedrooms across two queens and a third room with two singles. Additional guests by arrangement at $20 per person per night.
Can I book on Airbnb instead?
Yes — we're still listed on Airbnb at airbnb.com.au/rooms/22869821. Same house, same calendar, with Airbnb's ~14% service fee added on top.
What's your cancellation policy?
Cancellation terms match our Airbnb listing and are shown at the booking screen before you confirm payment.

Check-in & access

What time is check-in and check-out?
Check-in from 2pm. Check-out by 10am. Late check-out (up to 1pm, 2pm, or even 4pm) is often possible — just ask Trent.
How do we get in?
Keys are in a lock box on the downstairs rail. Your access code is sent the day before arrival along with the garage remote location and full check-in instructions.
Is there parking?
Double garage (left side has remote, included with keys). Driveway and free street parking too. The garage is a tight fit — let your passengers out before driving in.

The property

Is there Wi-Fi?
Yes — Starlink at 200mbps. Network and password are on a magnet on the fridge when you arrive.
Heating and cooling?
Wood fireplace (firewood and kindling supplied; in colder months Trent pre-lays the first fire). Air-conditioning throughout for summer. Pedestal fans also available.
What's in the kitchen?
Brand-new 900mm gas + electric cooktop, full-size fridge with super-freeze, convection microwave, dishwasher, Nespresso machine (pods provided), plunger coffee, kettle, toaster. Pantry stocked with basics, sugar, condiments, and a range of teas. BYO milk.
What about TV and entertainment?
Samsung Frame Smart TV with Netflix. Large DVD library. Board games, jigsaws, books, and kids' toys.
Outdoor shower?
Yes — hot and cold, downstairs at the side of the house. Ideal for rinsing off after a surf or hosing the dog before they come inside.

Pets

Are dogs welcome?
Yes — well-behaved, house-trained dogs are warmly welcome. There's a basket on the deck with toys, water bowls, and poo bags.
Is the yard fenced?
Important: the property is not fully fenced. The upper deck is the secure area for dogs — you can leave them out there safely. There's also a clearing about 50m down the road for a run.
Are dogs allowed inside?
Yes, downstairs and on the deck — but please keep them off the carpeted bedrooms.

Location

How far is the beach?
Seven-minute walk down the hill to the point — one of the great longboard waves on the east coast, declared a National Surfing Reserve in 2008. Shops, pub, and the country club are all within 7–15 minutes on foot.
What's nearby?
Barnett's Bakery (a Mid North Coast institution), Sea Sea and Cheetah Five (both dog-friendly), the Crescent Head Tavern, Country Club, surf club, Foodworks, and the boat ramp at the estuary. Kempsey (closest big town) is 12km away.
Can we drive on the beach?
Yes — 4WD access to the back beaches with a permit. Goolawah and Limeburners Creek National Parks are spectacular.
